What does the price include?
The nightly rate, a cleaning fee and all applicable Georgia and Hall County taxes are shown itemized before you pay. There are no booking or service fees.
Is there a minimum stay?
Yes, 2 nights.
Is there a minimum age to book?
Yes. The person booking must be at least 25 years old and stay at the property for the whole trip.
What is the cancellation policy?
Full refund if you cancel at least 30 days before check-in. If you book fewer than 30 days ahead, you get a full refund if you cancel within 48 hours of booking and at least 14 days before check-in. Otherwise, 50% refund up to 7 days before check-in, and no refund after that. The cleaning fee is always refunded if you cancel before check-in.
Is there a security deposit?
No. You pay only for your stay. As in the rental agreement, the booking guest remains responsible for any damage beyond normal wear and tear.
Do I need to sign anything?
Yes. The person booking signs the rental agreement, house rules and liability waiver online for the whole group (about 5 minutes). It must be signed before check-in: the door code is sent only after signing.
Can we use the dock and swim?
Yes, at your own risk — there is no lifeguard. The equipment at the dock (boat, paddle boards and so on) is not for guest use, but you're welcome to bring your own water toys. Please read the dock rules, especially about the stairs and slippery path.
Can we bring a boat?
Yes. Tie it to the open side of the dock and bring your own ropes and bumpers. The boat slip itself is not available.
Can we use the fireplace?
The outdoor fireplace on the covered porch, yes. The stone fireplace in the living room is decorative and not for guest use.
How do we get in?
Keyless entry. Your door code is sent the day before you arrive, once the rental agreement and waiver are signed. Park in the driveway (up to 4 cars, not on the street); the Wi-Fi QR code is in the house.
Are there cameras?
Two exterior security cameras overlook the front yard and driveway. There are no cameras inside the house, in the backyard or at the dock.
Are pets allowed?
No, unless agreed in writing before booking.
